We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Valet Trash: $36

    - Pest Control: $5

    - Water and Gas: Based on usage and billed in addition to your monthly rent 

    - Electric: Based on usage and residents will need to create a utilities account 

    - Pet: If applicable, $25 per pet 

    - Detached Private Garage: if applicable, $150-$175 monthly

    - Storage Units: if applicable, $35-$169 monthly

  • What do I need to qualify for an apartment?

    We’re thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.


    After you have finished your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis Seven Lakes as your new home!


    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:


    1. Electronically signing your lease

    2. Setting up your resident portal account

    3. Paying move-in fees and deposits

    4. Sending our team confirmation of your utilities accounts and renters insurance

    5. Setting up your move-in appointment.


    We will stay in contact with you throughout this process and are available to answer any questions you may have to make your move as smooth and easy as possible.


  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis Seven Lakes! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.


    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question! Here is the information regarding parking options:


    - Residents: You will obtain one reserved space and may park in the open spaces on a first-come, first-serve basis. Please note that this option is only available for the unreserved spaces. Alternatively, you can also choose to rent a detached private garage between $150-$175 per month.


    - Guests: If you are a guest, you have the option to park in any uncovered or unreserved space depending on availability.

  • As a resident, how will I receive packages?

    FedEx, UPS, and Amazon packages are delivered directly to residents' doors. USPS packages will be delivered to your mailbox. If the package is too large to fit in your mailbox, the postal carrier will leave a slip, indicating that you have a package to pick up at the post office.
  • What school district is Marquis Seven Lakes in?

    Students at our community attend the top-rated Katy ISD schools. Depending on their grade level, students will go to Bonnie Holland Elementary, Beckendorff Junior High, or Seven Lakes High School.
